Building from Our Plans - We have a large range of plans available to suit your needs. Over the last twenty years we have built many homes across Cairns, which has helped us to create our large range of plans. Whether you are after a family home, holiday home or investment property, we have a plan to suit your needs.
Using Your Plans - If you already have your own plans then we are here to help turn them into reality. We have worked with plenty of clients who have their own plans designed with an architect and we have worked with most in Cairns.
Design and briefing meetings are held with Craig to draft the concept design and cost estimates. Several revisions and meetings may be required before we start Working Drawings.
On acceptance of the estimate, your house plans will be prepared. Your selections are documented in the addendum to specification and your working drawings are prepared, presented and finalized.
A Fixed Price Contract is prepared and presented to you for approval. Once you are satisfied, the contract documents, including the building contract, working drawings, addendum to specification and guarantee documentation are signed. We will prepare and lodge with Council the building consent application, including resource consent if required.
Whilst your plans are in Council, you select the colours and finishes for your new home. Kitchen designers, landscape designers and colour consultants are available to assist and guide you with your specific requirements.
Construction of your new home will commence soon after Council consented plans are received; at which stage a build start date is determined and an indicative timeline presented. Regular site meeting will be held with you and Craig. Progress payments will be required as per the contract
On completion your new home will be professionally cleaned, a thorough quality check will be done, and the final Council inspection will be arranged. At this point you will be invited to come and inspect your new home with Craig.
Once you are satisfied you will be present with your keys along with an information pack about the house and product warranties, along with a regular maintenance checklist to maintain the integrity of the home
